This notice is to inform all unit owners that a Board of Directors election will be held as follows:

Candidate Eligibility Requirements
To be eligible to run for the Board of Directors, a candidate must meet all of the following requirements at the time of nomination and throughout service, per C.G.S. §47:
- Must be a record unit owner in good standing
- All common charges, assessments, fines, and fees paid in full
- No outstanding balances or Association liens
- No pending enforcement actions, violation notices, or compliance hearings
- No unresolved or repeated rule violations within the past twelve (12) months
- No prior litigation against the Association, including matters in which the Association prevailed
- Not a party to any current legal action involving the Association
- Not designated by a court, nor demonstrated by pattern, as a vexatious or abusive filer of legal actions
- Good Temper, Customer Service Skills and available 24/7 for emergencies
- Unit in compliance with maintenance, safety, and code requirements
- No unapproved additions or alterations to the unit or common elements
- No prior substantiated incidents of harassment, intimidation, threats, or similar disruptive behavior toward residents, board members, management, or staff
- No conduct that materially interferes with the health, safety, or peaceful enjoyment of the community.
- No substance abuse that materially impairs the ability to perform the duties of a board member.
- Investor owners must certify in writing that they will act in the best interest of the Association as a whole
- No undisclosed conflicts of interest with Association vendors or contracts
- Background check required (as permitted by Connecticut law)
Notice of Intent to Run
Any eligible unit owner wishing to be considered as a candidate must submit written notice of interest no later than February 20, 2026.
Open Board Positions:
- President: Single point of contact for Condo’s legal matters. Responsible of all condo activities with no exceptions.
- Facilities Coordinator: The Facilities Coordinator oversees and coordinates the maintenance, repair, and operation of the condominium’s common areas and facilities, working with the Board, vendors, and residents as directed.
All members of the Board of Directors and any appointed coordinators or officers shall serve on a voluntary basis without compensation, except for reimbursement of authorized expenses approved by the Board.

Failure to submit notice by this deadline will result in disqualification from candidacy, as the Association must provide adequate notice to all owners to allow sufficient time to review candidates and make informed voting decisions.
Applicants must submit a copy of a valid government-issued photo identification (front and back) and clearly states the position seeking in their application.
